Located in Innisfil, Ontario, the new Gateway Casino & Entertainment development is envisioned as a vibrant destination for gaming, dining, entertainment, and hospitality. The project brings together a diverse mix of spaces within a single, highly dynamic environment where building systems must respond to fluctuating occupancy, extended operating hours, and the continuous movement of guests and staff. From the gaming floor and restaurants to offices, back-of-house operations, and supporting spaces, the development calls for an integrated approach that prioritizes comfort, reliability, flexibility, and efficiency.

The mechanical systems are designed to respond to these demands across gaming areas, restaurants, offices, back-of-house operations, and ancillary spaces. HVAC and plumbing solutions are integrated to support occupant comfort, indoor air quality, energy efficiency, and operational flexibility, while sophisticated controls and a focus on maintainability help accommodate the facility’s evolving operational needs.

Energy performance was also incorporated into the design from the outset. Detailed energy modelling of the building envelope, HVAC systems, service water heating, lighting, controls, and other applicable systems is helped evaluate performance. This performance-driven approach allows the project to balance the demands of a large-scale entertainment venue with the need for efficient building operation.

Behind the guest experience, a robust fire protection strategy was developed to support the safety and resilience of the facility. The design establishes performance criteria for sprinkler systems, fire pumps, on-site fire water storage, and associated fire protection infrastructure, providing a coordinated foundation for the building’s life-safety systems.
