High Performance Design Supporting a Low-Carbon Future
1065 and 1075 The Queensway in Etobicoke have achieved Zero Carbon Building – Design (ZCB-Design) version 3 certification through the Canada Green Building Council (CaGBC). The two core and shell commercial buildings by Crombie REIT, completed in 2025, demonstrate a strong commitment to sustainable, high-performance building design.
Both buildings feature fully electric mechanical systems, eliminating the need for combustion-based heating, and high-performance building envelopes that reduce energy demand while enhancing occupant comfort. On-site rooftop solar photovoltaic (PV) systems further support decarbonization efforts by offsetting a portion of annual energy consumption. Together, these integrated design strategies significantly improve energy performance while reducing operational carbon emissions. Embodied carbon reduction was also a central focus throughout the design process. By incorporating low-carbon materials and sustainable construction strategies, both buildings achieved a reduced embodied carbon intensity.
The Zero Carbon Building – Design certification recognizes projects that integrate low-carbon strategies from the earliest stages of design, reducing greenhouse gas emissions while delivering resilient, energy-efficient buildings.
